Preconstruction Manager

Summary:

Preconstruction Manager - Hartford - Up to $160,000

The Preconstruction Manager is a key leader in the planning and development phase of commercial construction projects. This role is responsible for overseeing and coordinating all aspects of the preconstruction process, including estimating, budgeting, scheduling, value engineering, subcontractor engagement, and bid preparation. The ideal candidate will collaborate closely with clients, design teams, and internal stakeholders to ensure project viability, cost-effectiveness, and constructability.


Responsibilities:

  • Lead the preconstruction process from initial concept through project handoff to construction.

  • Manage and develop accurate project estimates and budgets across a range of commercial project types and sizes.

  • Conduct quantity take-offs and pricing for all scopes of work using estimating software and industry databases.

  • Collaborate with design professionals, engineers, and clients to influence design decisions based on budget and construction feasibility.

  • Develop project schedules and assist with planning construction phasing and logistics.

  • Coordinate with subcontractors and suppliers to obtain accurate and competitive pricing.

  • Perform risk assessments, constructability reviews, and value engineering analysis.

  • Lead and prepare responses to RFPs/RFQs including qualifications, project approach, and cost estimates.

  • Present budgets, estimates, and proposals to owners and senior management.

  • Maintain historical cost data and ensure internal estimating systems are up-to-date.

  • Participate in internal project kickoff and turnover meetings to support a smooth transition to construction.


Qualifications:

  • Bachelor’s degree in Construction Management, Engineering, Architecture, or related field.

  • 7+ years of experience in preconstruction, estimating, or related roles within commercial construction. Preferably within Retail, Education, Medical, Federal, Mixed-Use, Condos

  • Strong knowledge of construction methods, materials, and market conditions.

  • Proficient in estimating and project management software (e.g., Bluebeam, Procore, On-Screen Takeoff, Sage, Microsoft Excel).

  • Ability to read and interpret architectural and engineering drawings and specifications.

  • Excellent leadership, organizational, and communication skills.

  • Strong analytical skills and attention to detail.
